The logistics property is the largest of its kind in the world and offers around 100,000 square meters of hall space including 2,500 square meters of office space.

Sustainability was not only the focus during construction, but also for ongoing operations. The numerous sustainability measures include 7,400 solar modules, a green area of around 30,000 square meters on the roof, the use of rainwater for cleaning the hall and the use of recycled materials during construction. This means that the facility will be completely carbon-neutral. It meets the Gold Standard of the German Sustainable Building Council (DGNB). As the client, L'Oréal influenced the design of the project. Bram Verhoeven, Senior Vice President, Regional Head Northern Europe at Prologis, said: "A strong commitment to sustainability is central to our business strategy. Our property in Muggensturm is an excellent example of a partnership that aligns our clients' high sustainability expectations with our own and delivers an award-winning solution that exceeds these expectations. This project was exceptional in many ways."

The Logix Award has been presented to logistics real estate developers every two years since 2013. In addition to Prologis, the four finalists included Four Parx GmbH, the Baum Group and Immogate AG. The finalists' projects were all brownfield developments and take sustainable requirements into account.

"Zero emissions" makes the difference
Dr. Malte-Maria Münchow, spokesperson for the Logix Initiative, emphasized with regard to the Prologis distribution center: "All finalists are characterized by exemplary ecological aspects. The claim of Prologis and L'Oréal to operate one hundred percent emission-free in the Muggensturm logistics park made the difference in the end. This type of sustainable property has the potential to set a new standard in Germany."
