MLP Group plans second city logistics property in Vienna
The MLP Group is further expanding its Austrian portfolio with a second project in the capital city of Vienna. With the acquisition of a site near Vienna Central Station, the developer is pursuing the goal of consolidating its role in an expanding city logistics market.
The MLP Group, developer, owner and manager of commercial, industrial and logistics parks, has successfully acquired another site in the Austrian capital Vienna. The property, with an area of 5,879 m², is suitable for both last-mile logistics and commercial uses with a local catchment area.
The new property will be built on a brownfield site and the demolition of the existing buildings is planned for the end of Q2/2026. At the same time, the MLP Group is pressing ahead with the planning permission process. Completion of the new park is scheduled for Q4/2027.
New business park for Vienna's SME demand
The MLP Group is planning to build a business park on the newly acquired site, which is geared towards the specific requirements of the Viennese market. With this project, the developer is responding to the growing demand from small and medium-sized companies for flexible small spaces of around 300 to 1,000 m², which have so far only been available to a limited extent in Vienna.
"As part of our growth strategy, we are focusing on attractive urban locations in Europe and are continuously expanding our presence in key metropolitan areas. Vienna is clearly one of them for us and the new project is a further step towards building up a strong and high-quality portfolio there," says Radosław T. Krochta, CEO of the MLP Group S.A.
"Rising demand for modern, small-scale spaces"
Together with the already completed MLP Business Park Vienna, this will create a coordinated range of urban commercial space in the Austrian capital. The new park will be built to high quality and sustainability standards, including solutions to increase energy efficiency and reduce the ecological footprint.
"In Vienna, we are seeing increasing demand for modern, small-scale space in urban locations. Local companies in particular are looking for flexible usage options in locations close to the city center - our new project is geared precisely to these requirements," comments Peter Falb, Chief Country Officer Austria at the MLP Group.
