Sustainable conversion of 278,000 square meters of brownfield land

Prologis is planning to convert a 278,000 square meter site in Dortmund into an all-electric logistics and business park designed to DGNB Platinum sustainability standards and focused on employee well-being.

With this project, Prologis will create 130,000 square meters of new logistics and commercial space, spread over seven buildings: four logistics halls and three buildings for commercial or light industrial use. The project will be realized in three phases. Phase 1 is expected to start at the end of this year.

Initial talks with potential customers are already underway. The project, called Dortmund DC4ward, is not only intended to create space for new jobs, but also to promote long-term economic growth in the Ruhr region. According to the company, it combines three key advantages: Firstly, it offers an urban location in Germany's largest logistics market with direct access to national and cross-border transportation routes. In addition, the buildings are to impress with above-average ecological and social features. Furthermore, the industrial development is in line with the overarching urban development goals through close cooperation with the city of Dortmund.

"Dortmund DC4ward combines two advantages for our customers," says Christina Deuss, Director Capital Deployment Germany. "The immediate proximity to the city for efficient last-mile logistics and short working distances, which make it easier to attract and retain talent, as well as the direct highway connection to national and international supply chains."

Sustainability and employee well-being

Prologis Park Dortmund DC4 is being planned with a focus on environmental sustainability and employee well-being. Prologis is aiming for DGNB Platinum certification. Sophisticated sustainability elements will make the park's buildings future-proof thanks to numerous solutions for reducing emissions. The well-being of the employees is also important in the project: for example, the central park will also provide recreational and sports facilities as well as space for events. The logistics halls will also be planned in such a way that they have a significantly higher proportion of daylight compared to conventional distribution centers.

The site can look back on a long industrial past. It was initially used as a lignite mine in the 18th century and later served as a production site for various companies. Production ceased in 2022, which opened the door to revitalization.

"Dortmund DC4ward demonstrates how, following careful land remediation, we respect the industrial heritage while responsibly integrating modern logistics infrastructure into urban markets - on land that would otherwise have remained unused." In recognition of the site's rich history, two of the original colliery buildings are being refurbished as staff and event spaces.
