CTPark Dresden West is being developed as a brownfield project on a plot of around 96,000 m² and comprises approx. 40,000 m² of commercial space and around 10,000 m² of office space; the realization of additional commercial residential space is also currently under review. The space is designed to meet the needs of companies from the light industrial, technology-oriented manufacturing, pre-production and traditional supply sectors. The offer is aimed in particular at the rapidly growing semiconductor industry in Dresden.

New business park on historic ground

CTP is realizing the business park on the site of the former VEB Betonleichtbaukombinat Dresden, which was shut down and demolished after reunification. There is also a historic former power station on the site, which is a listed building. This will be renovated as part of the reactivation of the site and developed into a social hub for the commercial district.

"With CTPark Dresden West, CTP is closing an urban development gap and breathing new life into a historic area. With ideal conditions for promising sectors such as the semiconductor industry, the development will bring high-quality and sustainable jobs to an up-and-coming district of Dresden. We look forward to working with all local partners to make the project a success," says Mario Göldenitz, Senior Developer and responsible Project Manager at CTP Germany.

Photovoltaic system and rainwater harvesting

To ensure sustainable operation, CTP is equipping the park with a photovoltaic system for fossil-free energy generation and rainwater collection systems. With wellbeing areas on the site and efficient use of daylight in the halls for natural lighting, CTP is taking social sustainability into account. Outside, wildflower meadows and extensive green spaces are being created. As with all of its new-build projects, the project developer is aiming for DGNB Gold certification for the park.

"Saxony is a growing hotspot for the semiconductor industry - with CTPark Dresden West, we are building the modern space that is urgently needed for this. As a developer specializing in brownfields, we are delighted to be reviving an industrial site steeped in history. We would like to express our sincere thanks to the planning office and the economic development department of the city of Dresden as well as the Cossebaude local council for their cooperation and partnership," says Timo Hielscher, Managing Director M&A at CTP Germany.

The next step in the project is the development plan process, which will then form the basis for approval of the commercial space. Construction is scheduled to begin in 2027. The land was brokered by Porzig Immobilien GmbH.
