"The revitalization of this brownfield site in Schwanewede offers us the opportunity to create a forward-looking logistics and production property that is characterized by sustainability and modern standards. The strategic location in the northwest metropolitan region with its excellent transport links and proximity to major ports makes the site the ideal choice for companies with regional and global requirements, while also strengthening the region's economic development," says Sascha Petersmann, Head of Germany at Baytree.

Details on project development

The planned building will be divided into three independently rentable units and will comprise a total of 26,775 square meters of hall space, 1,944 square meters of mezzanine space and 1,728 square meters of office and social space.

"We are proud to have handed over this site in Schwanewede to Baytree in a ready-to-build state. The planned new development is exemplary for the sustainable transformation of brownfield sites. It shows how existing areas can be successfully revitalized and adapted to the requirements of modern logistics," explains Alexander Emde, Head of Project Development at Hagedorn Revital GmbH, a Hagedorn Group company.

Strategically favorable location

Betonstrasse 60 is located in the immediate vicinity of the most important ports in northern Germany, including the overseas port of Bremerhaven and the port facilities in Bremen. The quick accessibility of the ports offers logistics and production companies ideal conditions for the efficient handling of import and export goods. In addition, the connection to the A27 and A1 highways ensures optimal networking of the location in national and international goods traffic.

Energy efficiency and sustainability

The project meets the highest ESG criteria. In addition to energy-efficient construction methods, the use of renewable energies such as photovoltaics is an integral part of the project. Furthermore, environmental criteria are brought to the fore with a green façade and roof. "The combination of state-of-the-art technology, innovation and sustainable construction underlines our goal of uniting the requirements of tomorrow's logistics and industry with the principles of ecological responsibility," adds Sascha Petersmann.
