Buying instead of renting
Logistics company Transco invests in bricks and concrete
The Transco Group has changed its real estate strategy and is increasingly focusing on buying logistics properties instead of renting them. Transco Immobilien GmbH was founded as part of the change in strategy. The company is tasked with managing and expanding the real estate assets of the medium-sized logistics group. Tania Mel Alvarez was appointed Managing Director. As a first step, Transco Immobilien GmbH acquired four properties with a total usable area of 25,000 square meters in the Gottmadingen industrial park. Further property purchases are planned in the medium term.
The Transco Group provides transportation and logistics services in ten European countries and one branch in Iran with eleven subsidiaries and 30 branch offices. "The real estate company will primarily rent logistics properties to the Transco Group's transport and logistics companies," explains Tania Mel Alvarez, Managing Director of Transco Immobilien GmbH. "However, we also offer commercial space on the open market."
The trial run for this concept of own use and external rental was the purchase of real estate in Děčín in the Czech Republic, where Transco operates a branch directly at the most important railroad border crossing between Germany and the Czech Republic. Transco acquired an office building there in 2018.
In the current property purchase in Gottmadingen, three of the four properties purchased are used by Transco Süd Internationale Transporte GmbH as a logistics location. The fourth property, on the other hand, a five-storey office building with just under 3,000 square meters of space, is rented to various companies. In total, Transco Immobilien GmbH acquired around 25,000 square meters of warehouse and office space at the Gottmadingen site. The parties have agreed not to disclose the purchase price. In addition to the space it now owns, Transco has rented a further 45,000 square meters of logistics space in Gottmadingen.
Important warehouse location Gottmadingen
Transco has been concentrating its logistics activities close to Switzerland at the Gottmadingen industrial park for 15 years. "With 70,000 square meters of covered warehouse space, we operate one of the largest logistics locations in the Lake Constance region," explains Christian Bücheler, Managing Partner of Transco Süd Internationale Transporte GmbH. Transco employs 150 people at the logistics centers and works for well-known international customers in various industrial sectors. The Transco Group has a total of 600 employees.
The Gottmadingen site is attractive due to its proximity to Switzerland on the one hand and its location on the A 81 freeway on the other. In addition to the warehouse space in Gottmadingen, Transco manages warehouses with 30,000 square meters of space at otherlocations. The range of warehouse management extends from material and parts warehouses to consignment and high-bay warehouses to food and pharmaceutical warehouses.
