More logistics space for the DIY chain
Hornbach rents space in Panattoni Park
Panattoni, project developer for industrial and logistics real estate in Europe, is letting Panattoni Park Freiburg Süd in Neuenburg am Rhein, Baden-Württemberg, to Hornbach Baumarkt AG before construction has even begun.
Hornbach, the family-run company based in Bornheim near Landau in the Palatinate, is one of the largest operators of DIY stores and garden centers in Europe. Following the relocation to Speyer, this is the second time that Panattoni has leased space to the well-known DIY chain within 12 months.
The Neuenburg am Rhein site will serve Hornbach as a logistics center and will primarily be used to supply Swiss DIY stores and garden centers as well as end customers. To this end, the company is moving into a total usable area of around 13,900 m² in Panattoni Park, of which approx. 12,100 m² is hall space, 1,000 m² is office and social space and 800 m² is mezzanine space. The usable height is 10 m UKB. The future tenant will be provided with 50 car parking spaces and 3 truck parking spaces on the outside areas.
As part of the project development, Panattoni successfully revitalized a brownfield site of around 23,800 m² in the industrial area of Neuenburg, which was used as a hazardous materials warehouse in the 1980s. Extensive dismantling measures were necessary. The developer is now constructing the new building using state-of-the-art technology and taking numerous sustainability aspects into account. In addition to the installation of a WGK III film (water hazard class) and the installation of a photovoltaic system, Panattoni is aiming for certification in accordance with the DGNB gold standard.
"In our search for further logistics space, we have once again found what we were looking for at Panattoni," says Manuel Werling, Logistics Project Manager at Hornbach. "We would like to thank the Panattoni team for the swift and trusting rental process, which was made easier in particular by the already familiar good cooperation in Speyer."
Panattoni is developing the modern property without pre-letting directly on the French border, in the border triangle of Germany, France and Switzerland. This gives Panattoni Park excellent access to the A5 highway and the B378 federal highway.
Fred-Markus Bohne, Managing Partner at Panattoni, welcomes the new occupier: "We welcome Hornbach Baumarkt AG to Panattoni Park Freiburg Süd and are proud that they have once again opted for one of our logistics properties. In the family-run DIY chain, we have found the ideal user for the planned property, which is a first-class addition to the companies already located in the Neuenburg business park."
Planning permission for the project has been granted and the demolition work has already taken place. The construction phase began at the start of June. The handover to Hornbach is planned for February 1, 2023.
