How do logistics managers find the right location for a logistics property and how should its sustainability be assessed? Fred-Markus Bohne in conversation with Martin Schrüfer.
material flow: What is the best way for a logistician to approach the planning of a logistics site: What are the three most important questions to ask?
Fred-Markus Bohne: In the context of project developments in the logistics sector, three factors determine the success of settlement projects: Location, labor availability and local conditions. In terms of location, both the macro and micro perspectives are important, with the former comprising the economic characteristics of an entire region and the latter the infrastructure as well as road, rail and waterway connections. The quick accessibility of highways and federal highways, ideally with north-south and east-west connections, is just as crucial as the availability of airports and inland ports as well as proximity to metropolitan areas and conurbations. Due to the nationwide and acute shortage of land, it is becoming increasingly difficult to obtain well-connected properties. The shortage of personnel in the logistics sector also poses an enormous challenge for companies and service providers. For this reason, project developers are already proactively addressing the availability of labor in their relocation projects, which increasingly includes working with regional job centers. At Panattoni, we also attach great importance to taking account of municipal concerns, which we implement with comprehensive measures in the areas of infrastructure, environmental, species and climate protection. In this way, we want to contribute to generating added value for the community and population with logistics projects.
Sustainability as an important argument for relocations
mfl: Sustainability is the order of the day - on, in front of and in the logistics center: why is that?
Bohne: Due to the progression of climate change and the increasing challenges in the areas of species and environmental protection, the importance of sustainability is growing from an economic, social and political perspective. This is also becoming increasingly apparent in the logistics real estate sector. In addition to users, investors and local authorities in particular are acting as key drivers for greater sustainability. This is increasing the relevance of the internationally valid ESG criteria, which comprise the three sustainability areas of environmental, social and governance and which are increasingly at the heart of our activities at Panattoni.
The sustainability aspect is also increasingly becoming an important argument and criterion for locating a project in relation to local authorities, which project developers can use to convince local authorities and residents. Municipalities are guided by the Sustainable Development Goals (SDGs) of the United Nations, among other things, and often have clear ideas about sustainable land development, which we as project developers can implement with our expertise and experience. A good example of this is the German government's target of limiting new land development to less than 30 hectares per day by 2030. Here at Panattoni, we repeatedly provide our expertise in the implementation of complex revitalization projects.
