Garbe rents to car manufacturer in Ludwigsau

Garbe Industrial Real Estate has secured its first tenant for its speculatively constructed logistics property in Ludwigsau. A German car manufacturer will occupy a total area of around 32,000 square meters in the new building and store original spare parts there.

"Even in economically challenging times, it pays to develop space in the right locations with a view to the future," emphasizes Adrian Zellner, member of the management board of Garbe Industrial Real Estate: "The successful deal with the car manufacturer speaks for the high quality and good location of the new building." Garbe Industrial Real Estate designed the property as a multi-user property and realized it without fixed rental commitments. The car manufacturer will use around a third of the total space. 57,000 square meters of hall space plus office/social and mezzanine space are still available and can be divided into units of around 8,400 square meters or more.

Opportunities for trade, light industrial and logistics

"The space that is still available is particularly suitable for companies from the commercial, light industrial and logistics sectors that value modern, sustainable construction in an attractive location. We are currently in talks with potential users for parts of the space," explains Adrian Zellner.

The property was built on a 191,000 square meter site in the Mecklar-Meckbach industrial estate. The logistics center, built by general contractor Fabrikon, consists of two parallel buildings with a total area of around 86,000 square meters, a clear height of 12.20 meters and a floor load capacity of 2,6 tons per square meter. In addition, around 7,000 square meters are available on intermediate levels and a further approximately 3,000 square meters for offices and social rooms. Some areas of the property are sealed with a film that allows the storage of water-polluting substances.

The new building is equipped with a total of 90 dock levelers and 14 sectional doors at ground level for loading and unloading trucks. The outdoor area has space for 19 trucks and 206 cars.
