Goldbeck Nord realizes logistics complex for Schroeder Group

The ground-breaking ceremony on December 4 marked the start of construction of the new logistics complex in Loddenheide. The Münster branch of Goldbeck Nord GmbH is building a logistics hall with office space for around 40 employees on behalf of LVM Versicherung.

Completion is planned for September 2021. The Schroeder Group, an international logistics service provider, will then move into the almost 9,600 square meter property. "The new building in Loddenheide is a further step in our growth strategy. In order to provide efficient logistics there, it is particularly important that the property is planned and implemented according to the latest standards," explains Alexander Busche, Managing Director of the Schroeder Group. The logistics specialist headquartered in Lünen and LVM Versicherung rely on the services of Goldbeck. "The name Goldbeck speaks for itself in the logistics sector," emphasizes Busche.

The system builder was awarded the contract for the construction project thanks to its comprehensive service portfolio. Goldbeck project manager Sebastian Künne knows the high demands of the client: "The insurance company places particular value on adherence to deadlines and a fixed contact person who takes care of all matters from initial planning to handover." No problem for Goldbeck: thanks to the high proportion of in-house production and the selection of regional partner companies, the construction company can offer its customers a turnkey property on a fixed date.

Goldbeck is constructing the majority of the shell for the new building in Loddenheide itself. The approx. 4,500 square meter hall is being built using Goldbeck's typical system construction method, while the office complex with an area of around 500 square meters is being constructed from precast concrete elements. Both the prefabricated parts and the substructure for the façade as well as the roof structure of the hall are being produced in-house. The first concrete columns are due to be set in the second week of January.

The first exterior and civil engineering works have already been completed. Goldbeck took advantage of the favorable weather conditions in recent weeks: The construction company has already laid some drainage channels and pulled part of the asphalt parking layer. One challenge for the project was the large-scale civil engineering work. "We had to raise the entire site by 70 to 80 centimetres because the surrounding buildings are relatively high. This was made more difficult by the narrow construction site and well-utilized plot, which led to challenges in construction site logistics.

"The planning of any project poses major challenges for everyone involved. However, these were solved and driven forward jointly, trustfully and quickly," praises Managing Director Busche as the future tenant. He is certain that the 40 or so employees will be able to move into the new branch on time in September 2021.

Ronald Klaholz, Managing Director of Immobilien Gruppe Münster, which was tasked with letting the property, is also very positive about the project: "We are delighted that we were able to convince our long-standing client, the Schroeder Group, that this location and its connections are ideal for this new-build project on one of the last available plots in Loddenheide."
