Panattoni Europe invests 100 million euros in logistics space close to the city

Panattoni Europe, project developer for industrial and logistics real estate in Europe, is focusing on the growing demand for real estate solutions for business and industry close to cities in Germany. At Expo Real, the company announced that it would be investing around 100 million euros in city-center business parks in Germany alone over the next six months.

In Europe, Panattoni Europe will invest a total of around EUR 1.2 billion over the next three years in real estate solutions close to cities, with a focus on Poland, Germany, the Czech Republic, Slovakia and the UK. In Poland, around 150,000 square meters of logistics parks close to cities in the hotspots of Warsaw, Lodz and Wroclaw will be completed by the end of 2018.

In Germany, the project developer is creating an additional offering to complement the large-scale logistics parks: smaller, flexible units combined in a business park are intended to meet the specific needs of the regional economy and trade.

The new business segment, which will be marketed under the "City Docks by Panattoni Europe" brand, will be led by Mike Evers as Head of Business Development Business Parks, who previously worked for the British developer Segro. Fred-Markus Bohne, Managing Partner Panattoni Europe, said: "We will be fully committed to meeting the demand for this type of real estate, just as we will continue to lead the way in the construction of large-scale logistics parks. The economy is becoming increasingly dynamic and proximity to consumers is becoming ever more important. In view of the shortage of skilled workers, companies must also create attractive conditions for their employees in order to gain a competitive edge. We are taking this into account with the new business park concept."

Panattoni is already in the negotiation phase for the realization of the new concept at five specific locations in German metropolitan areas. The City Docks are being built on a speculative basis, i.e. without complete pre-letting.

The City Docks are being built in convenient locations in the city center or on the outskirts. The units are available to rent from 500 square meters. The halls have a ceiling height of 5.75 meters UKB (lower edge of truss). The City Docks will be built in an attractive design using energy-efficient construction methods and will include modern office and social areas.

Panattoni Europe's new City Dock concept is aimed at a wide range of target groups. From medium-sized businesses to chain stores that offer a showroom or a repair center. The facilities are also predestined for the so-called "last mile", the delivery of goods to businesses or consumers in the city center. Start-ups will find the best conditions here to set up their business. The space can be tailored to individual requirements in terms of equipment and layout. Within the City Docks, tenants can quickly and easily rent additional or larger spaces if required, so that the often rapid growth can be accommodated.

Small and medium-sized companies in particular benefit from the fact that Panattoni Europe handles the property management for the facilities itself and also offers facility management together with specialized partners. With a user-friendly customer portal and a 24/7 emergency hotline, communication channels are kept short and the effort for tenants is kept to a minimum.
