Logix study: Logistics space no, workforce no

The third Logix study was presented at the Expo Real real estate trade fair in Munich. Authors Dr. Alexander Nehm (Logivest Concept) and Uwe Veres-Homm (Fraunhofer SCS) examined the space and workforce potential of the 23 key logistics regions in Germany for the Logistics Real Estate Initiative. The result of the analysis: the industry is increasingly facing challenges in both areas.

Using statistical indicators and specially collected data, the authors examined the two factors mentioned, which are particularly important for logistics real estate, in context for the first time. As a result, none of the regions examined were able to demonstrate a large workforce and space potential at the same time.

Visible north-south gradient

The study revealed a clearly recognizable north-south divide for the two location factors examined. For example, space and labor for logistics real estate are already scarce in Baden-Württemberg and Bavaria, among others, while space and labor are easier to find above the Main River, in the east and northwest of Germany, according to the study. The authors see greater potential for space in Bremen, Leipzig and the Halle area in particular, while the Berlin and Lower Rhine regions have good labor force potential for logistics.

Münchow: Surprising and alarming result

Dr. Malte-Maria Münchow, spokesperson for the Logix Initiative, commented on the results as follows: "The results of the study are both surprising and alarming. The extent to which logistics settlements are already being affected by a shortage of space and/or labor underlines the need for all parties involved to work together to develop solutions." Münchow therefore believes that cities and municipalities in particular need to designate new areas and work more closely with other stakeholders.

The aim of the Logistics Real Estate Initiative (Logix) is to increase the acceptance of logistics locations and to communicate their importance for a functioning economy.
