Fiege develops multi-user center near Leipzig

The Fiege Group has started construction work on its new logistics center in Borna. South-east of Leipzig, the contract logistics expert is developing a multi-user property on a plot of land measuring almost 80,000 square meters. In the heart of the dynamic Leipzig/Halle logistics region, a good 38,000 square meters of logistics space is being created across four units, as well as additional administrative, office and social areas. Thanks to a hall floor with WGK-3 waterproofing, the logistics center meets the requirements as a hazardous materials warehouse. The project, which is scheduled for completion in late summer 2025, is being realized by Fiege Real Estate.

Sustainability also plays an important role in the planning. For example, the logistics center will partly feature an innovative timber façade system and resource-saving mineral wool insulation. The building will be heated by air-to-water heat pumps and the lighting will be provided exclusively by highly efficient LED lamps. Kai Alfermann, Managing Director of Fiege Real Estate together with Thoralf Schuster and Nikolaus von Blomberg, explains: "As with all of our projects, we are also guided by the latest construction and environmental standards in Borna. Our aim is to set new standards in terms of sustainability with our logistics properties and thus contribute to the climate transition."

10,000 PV modules and 40 charging stations for electric cars

The logistics service provider has developed a biodiversity concept for its construction project, taking into account the design of the surrounding area. To generate energy, Fiege is equipping the hall roof with two high-performance photovoltaic systems. Around 10,000 PV modules with a total output of 4,590 kilowatt peak are planned, some of which will cover the logistics center's own requirements. Upon completion of the logistics center, 40 charging stations for electric cars will be available, the number of which can be expanded to 80 if required. In addition, Fiege uses automated building management systems and monitoring tools to continuously optimize energy consumption.

With the construction project in Borna, Fiege is aiming for the EG-40 standard as well as the Gold Standard (2023 version) of the German Sustainable Building Council (DGNB). Alfermann adds: "The many measures in the area of Energy Solutions - from PV systems to green heat to prospective storage solutions - contribute to developing our logistics properties into small sustainable power plants. Our new logistics center in Borna fits in seamlessly with this."
