New life in the city - in a playful way
A new building for the Altenburg playing card factory is being built in Altenburg, Thuringia, by project developer Panattoni - a development with added municipal value that also meets the requirements of logistics.
German city centers have been struggling with falling visitor numbers, increasing vacancies and growing desolation not just since the coronavirus crisis. The pandemic has exacerbated an already difficult situation. According to the German Association of Towns and Municipalities, estimates in August 2021 assumed that 100,000 stores would close or not reopen at all. At the same time, online retail is experiencing immense growth and generated sales of a good 70 billion euros in 2020. The town of Altenburg in eastern Thuringia is also struggling with the loss of attractiveness. However, there is a solution in sight: to boost the city center's potential again, the city is planning a multimedia gaming world in the historic Josephinum, Saxony-Altenburg's old parliament building. Altenburg, known as the city of skat, is thus reflecting on its history and tradition as a playing card manufacturer. In addition to the invention of the game of skat in the 19th century, playing cards have been produced there for more than 500 years.
Combining municipal, economic and ecological goals
The Altenburg playing card factory is the oldest known company in the development and production of playing cards in Europe and part of the internationally active playing card manufacturer Cartamundi from Belgium. With the new building, the playing card factory is securing its traditional location in Altenburg. In addition, a modern workplace is being created that will generate further growth and new jobs for the region.
The inclusion of the local environment and the requirements of citizens and municipalities play a central role in the land developments of Panattoni, project developer of industrial and logistics properties in Europe. By implementing comprehensive measures in the areas of infrastructure, environmental, species and climate protection, he aims to help generate added value for the community and population with logistics projects. With the tailor-made new building for the playing card factory, the developer is realizing a showcase project that supports the municipal goals.
According to Thuringia's Minister of Economic Affairs Wolfgang Tiefensee, the card and game producer fits into the overall concept of the planned Altenburg Games World, which is also supported by the state, as an important anchor company. "The town of Altenburg is famous for the development of the game of skat in the 19th century. To this day, the region draws economic strength and tourist appeal from these roots. The expansion of the playing card factory will give this development an additional boost."
New logistics building with multimedia gaming world
"We are building for Spielkartenfabrik Altenburg GmbH at an outstanding location in Thuringia with an important history. The tailor-made new building will secure the company's future and is particularly beneficial to the Altenburg Spielewelt concept," says Fred-Markus Bohne, Managing Partner at Panattoni. This would successfully create a new industrial and logistics building project with added value for the community. The future building is being constructed on a brownfield site of around 77,500 square meters and will contain around 17,500 square meters of production and storage space and around 2,700 square meters of office and social space once completed. The outdoor areas will be used for parking spaces for cars and trucks as well as for compensatory measures. The building's technical equipment meets the high requirements of sensitive paper processing by means of extraction systems and the regulation of room temperature, humidity and waste heat. This enables the tenant to produce traditional playing cards and its extensive range of family, educational and board games.
Panattoni is aiming for DGNB Platinum certification for its real estate development and is implementing a comprehensive package of measures to achieve climate, environmental and species protection as well as social sustainability. In addition to the installation of a cistern for water collection and use for toilet flushing and irrigation, e-charging stations ensure a low-emission mobility solution. The roof construction will also be pre-equipped for a photovoltaic system. Panattoni designed the outdoor facilities with a boules court and barbecue area as wellbeing areas for employees. Compensatory areas for trees, wildflower meadows and bee and nesting boxes are also planned.
Construction work began in February 2022 and is due to be completed in December 2022 so that the playing card factory can open at the turn of the year.
