Garbe Industrial Real Estate develops logistics center near Jena
Garbe Industrial Real Estate GmbH is continuing its expansion course. In Bollberg near Jena, the Hamburg-based real estate developer will build a logistics center with a total area of 35,500 square meters on a 65,000 square meter site.
Construction is scheduled to start in December 2022 and the investment volume amounts to around 48 million euros. The site is located in the industrial park of Bollberg, a district of Stadtroda (Saale-Holzland district) in Thuringia. "A location for a logistics center could hardly be better," emphasizes Adrian Zellner, member of the management board of Garbe Industrial Real Estate. The Hermsdorfer Kreuz junction, which connects the A 4 Bad Hersfeld - Dresden with the A 9 Berlin - Munich, is just seven kilometers away. Both highways are among the most important north-south and west-east axes in Germany.
The A 4 is virtually within sight of the business park. The Stadtroda junction can be reached after one kilometer without driving through the town. The proximity to Jena also played a role in the purchase of the property: "The city has made a name for itself as a high-tech location. Both international corporations and small and medium-sized companies are represented in Jena," says Adrian Zellner. "The demand for developed space is correspondingly high. That is why we have decided to develop the logistics center with a view to the future." A multi-user logistics center with a hall area of 31,500 square meters is planned.
The hall will be designed in such a way that it can be divided into units of around 10,000 square meters or more. In addition, there will be 1,400 square meters for offices and social rooms as well as 2,500 square meters of mezzanine space. New building 2 will be equipped with 30 loading bridges and three ground-level gates. Parking spaces for 117 cars and four trucks are planned for the outdoor area. Garbe Industrial Real Estate is developing the property together with Terrae Immobiliengesellschaft mbH. A major focus of the construction is the consideration of numerous sustainability standards. The benchmark is the requirements for efficiency house class 55 of the Kreditanstalt für Wiederaufbau (KfW). For example, a photovoltaic system will be installed on the roof to generate renewable energy. For the logistics center, Garbe Industrial Real Estate is aiming for certification in accordance with the Gold Standard of the German Sustainable Building Council.
Talks are already being held with potential tenants. "There is a lot of interest. We therefore expect the property to be fully let during the construction period," says Adrian Zellner. The property is scheduled for completion in December 2023
