Garbe Industrial Real Estate builds distribution center for Amazon in Giengen

Together with the Honold Logistik Group, Garbe Industrial Real Estate is developing a distribution center for Amazon in Giengen an der Brenz (Heidenheim district) with a hall area of around 5,800 square meters. Construction is expected to start in May.

After the planned completion in spring next year, Amazon will use the new building for last-mile parcel delivery in the B2C business: The items ordered by end customers from the region will then be sorted by delivery route in the distribution center and delivered from there using delivery vehicles. The hall will be equipped with six ground-level gates for loading and unloading the vehicles. In addition to the hall area, 2,200 square meters are planned for offices and social rooms. A multi-storey parking lot is planned next to the distribution center, offering parking spaces for vans and cars on four levels. The real estate service provider CBRE acted as broker for the lease to Amazon.

The property will be built on part of the approximately 78,000 square meter development site in the "Giengen Industrial Park A 7". "Areas of this size with such an excellent connection to the highway are hardly available in the economically strong state of Baden-Württemberg. That's why we acted quickly," says Managing Director Jan Dietrich Hempel, explaining the main reason why Garbe Industrial Real Estate opted for the site. "The good and cooperative partnership with the town of Giengen and our very well-connected local partner Honold helped us a lot." The Garbe/Honold joint venture is the first company to implement a project in the new industrial park. The industrial park is located directly on the A 7, which connects Würzburg with Ulm. The Giengen/Herbrechtingen junction is only a few hundred meters away.

Independently of the distribution center for Amazon, another 23,000 square meter hall including offices, social rooms and mezzanine space will be developed by Garbe/Honold on the development site. Completion is planned for June 2022. The property, which will be realized without fixed rental commitments, is suitable for companies from the commercial, logistics, production and light industrial sectors. It is possible for interested parties to rent hall space of around 5,700 square meters or more.

Sustainability is an important criterion in project development. The entire property is to be built in accordance with the criteria of the German Sustainable Building Council (DGNB) and certified to the Gold Standard. The majority of the roof area will be greened and a photovoltaic system will be installed on the remaining area to generate renewable energy. To avoid journeys to work by car, the site will also be connected to the public transport network with a bus stop directly on the premises. Together with the Honold Logistik Group, Garbe Industrial Real Estate is investing 58 million euros in the Giengen site.
