Edeka moves into Garbe Industrial Real Estate's logistics center

A few weeks after the start of construction for the new logistics center in Sülzetal near Magdeburg, Garbe Industrial Real Estate GmbH can announce its first successful letting. Edeka Minden-Hannover is expected to move into around a quarter of the 84,000 square meters of warehouse space in the third quarter of 2021.

Garbe Industrial Real Estate is developing the logistics center on a plot of around 200,000 square meters in the Osterweddingen industrial area (Börde district) south of Magdeburg. The first construction phase comprises around 42,000 square meters, of which Edeka Minden-Hannover will use almost 21,000 square meters for warehouse logistics services. The area is intended to supplement the existing central warehouse that the food retailer has been operating in the Osterweddingen industrial estate since 1997.

"The extreme weather conditions of recent years with long periods of heat and, above all, the coronavirus pandemic show how important stable stock levels are in logistics. This is the only way to respond to peaks in demand. The resulting need for additional storage capacity could only be met last year by renting several storage areas in the Magdeburg area. In the future, too, it will be necessary to rent additional warehouse space in order to maintain the delivery capability for our food stores and thus to ensure the supply of goods to consumers," explains Arnd Wilde, Logistics Managing Director of Edeka Minden-Hannover. "The expansion space at our Osterweddingen site has been exhausted. Instead, the cooperation with Garbe Industrial Real Estate will create additional warehouse space in the short term and secure our important supply mandate."

Edeka Minden-Hannover's business area extends from the Dutch to the Polish border and, in addition to part of East Westphalia-Lippe, covers almost all of Lower Saxony, Bremen, Saxony-Anhalt, Berlin and Brandenburg.
The first construction phase of the logistics center is expected to be completed in the third quarter of 2021. Adrian Zellner, Head of Business Development at Garbe Industrial Real Estate, expects the first hall to be fully let before the end of the first quarter of 2021. The second construction phase will then begin. "We are in talks with prospective tenants for the space that is still vacant," says Adrian Zellner.

The new building will be equipped with 80 dock levellers and eight ground-level gates. There will be 520 parking spaces for cars and 77 for trucks on the outside area. A photovoltaic system will be installed on the roof to generate renewable energy. In total, Garbe Industrial Real Estate is investing around 56 million euros in the site, which is characterized by its convenient location, among other things.

The Osterweddingen industrial estate, one of the largest in Saxony-Anhalt with a total area of 600 hectares, is located directly on the A14 motorway between the Magdeburg-Sudenburg and Magdeburg-Reform junctions. The highway connects Magdeburg with Halle and Leipzig to the south and with the A2 Hanover - Berlin highway to the north. "The excellent transport links make the property particularly interesting for production and logistics companies that deliver throughout Germany and Europe," emphasizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. BNP Paribas Real Estate acted as broker and advisor for the letting to Edeka Minden-Hannover.
