P3 Logistic Parks develops 140,000 square meters of logistics space at JadeWeserPort

P3 Logistic Parks, developer and owner of logistics properties in Europe, is planning around 140,000 square meters of logistics space in the JadeWeserPort freight village (GVZ) in Wilhelmshaven, Germany's only deep-water port.

On June 2, the leasehold contract for the 21-hectare site in the center of the GVZ was signed with Container Terminal Wilhelmshaven JadeWeserPort-Marketing GmbH & Co KG. The project is to be completed in stages by the beginning of 2025. P3 was supported by CBRE Germany in brokering the property.

P3 Logistic Parks is planning the speculative construction of three logistics halls in Wilhelmshaven's JadeWeserPort with a total hall area of a good 122,000 square meters. Including almost 11,000 square meters of mezzanine and 7,000 square meters of office space, this will result in a total of around 140,000 square meters of rentable space.

A special feature of the project is that customs goods requiring protection can be stored in one of the halls, taking into account special structural requirements. P3 is also installing larger gates for loading bulky freight. The developer is also equipping all roofs with photovoltaic systems. The halls have a clear height of 12 meters, 17 ground-level gates and 111 dock levellers.

Sönke Kewitz, Managing Director of P3 Logistic Parks Germany: "As developers, we are firmly convinced of the important role of the JadeWeserPort as a logistics location. It offers everything that internationally operating logistics companies need. It is not for nothing that the world's largest container ships regularly dock here. In order to meet this demand, we have planned larger gates in our halls, among other things, which make it possible to store particularly bulky goods. My sincere thanks also go to Container Terminal Wilhelmshaven JadeWeserPort-Marketing GmbH & Co. KG and the city, with whom we work closely and without whose cooperative approach such projects would not be possible."

Andreas Bullwinkel, Managing Director of Container Terminal Wilhelmshaven-JadeWeserPort-Marketing GmbH & Co. KG: "It is a great honor for us and the location when such a large developer as P3 chooses GVZ JadeWeserPort. The cooperation during the contract negotiations was very structured and highly professional. As a result, we will see an offer of additional hall space that will bring further, additional cargo to the port, which is important for the shipping companies. The installation of such a large photovoltaic area on the roofs is a strong signal that it is also possible to work very sustainably in the area of real estate development. The city and surrounding area will benefit from the additional supply of qualified jobs."

Dr. Bernd Althusmann, Lower Saxony's Minister of Economic Affairs and Chairman of the Supervisory Board of Container Terminal Wilhelmshaven JadeWeserPort-Marketing GmbH & Co. KG: "The signing of the leasehold agreement between P3 Logistic Parks and the state-owned JadeWeserPort-Marketinggesellschaft for the 21-hectare site is another great success for JadeWeserPort and Wilhelmshaven, following Hapag-Lloyd's investment in the EUROGATE Container Terminal last year. The upcoming investment in around 140,000 square meters of rentable logistics space by one of Europe's leading real estate developers underlines the international importance of JadeWeserPort and Lower Saxony as a maritime location. I would like to expressly thank the sales team at JadeWeserPort-Marketinggesellschaft for this fantastic settlement success."
