Prologis develops logistics property for wholesale company in Berlin

Prologis is developing a sustainable logistics property with 19,391 square meters of logistics and office space on an old industrial site in the district of Lichtenberg in north-east Berlin. Prologis has already concluded a long-term ten-year lease with a company from the wholesale sector for two units with a total of 13,674 square meters. The remaining 5,717 square meters are still available.

Prologis acquired the developed property in 2021. Demolition work on the old buildings began in January and will soon be completed. Prologis recently received the building permit and plans to complete the new building in early 2025. "The realization of the project in Berlin Lichtenberg is an important milestone for our growth in Germany," says Björn Thiemann, Senior Vice President, Regional Head Northern Europe at Prologis. "The city has great potential for the logistics industry in Europe. Our strategic focus on markets like Berlin is supported by a historically low supply of modern, sustainable real estate."

Aiming for DGNB platinum certification

Prologis Park Berlin DC2 is heated with heat pumps and without fossil fuels. The future user can obtain electricity from a 1.2 mW peak photovoltaic system on the roof. Prologis is aiming for DGNB Platinum certification for the property. The property includes an elevated parking deck with a total of 140 parking spaces, all of which can be equipped with charging stations for electric vehicles. The ramp to the parking deck is also accessible for vans. The ramp gates for trucks and vans are located below the parking deck.

Good highway access and break pavilion

The customer will benefit from the property's location close to the A10 highway and the B1 and B2 federal highways. In line with Prologis' Parklife concept of offering people inside and outside the logistics parks more than just storage space, there will be green areas around the property for the customer's employees as well as a table tennis table and a pavilion for breaks. There will also be a station for bicycle maintenance and repair. Prologis will also plant around 45 trees on the property and green the noise barrier.
