Garbe develops brownfield project near Ulm

Garbe Industrial Real Estate and joint venture partner Logicenters are pushing ahead with the revitalization and development of brownfield sites. In the Swabian town of Leipheim, around 30 kilometers north-east of Ulm, the two companies have acquired a 20,000 square meter site on which a logistics center with a total area of around 11,600 square meters is to be built.

Construction is scheduled to begin in the second quarter of 2025. The investment volume amounts to around 17 million euros. The site is part of a former air base. Remnants of the former runway and individual buildings are still a reminder of its military use. After its end, the site was converted into the 112-hectare intermunicipal industrial estate "Areal Pro".

Revitalization important option for densely populated locations

"We see by far the greatest potential for future-oriented project developments in the revitalization of brownfield sites. Especially in densely populated or unusual locations, this will be the only way for new and interesting projects," emphasizes Adrian Zellner, member of the management board of Garbe Industrial Real Estate.

Old foundations and buildings must be demolished prior to construction. The demolition material will then be disposed of properly. The planned new building will have a hall area of around 10,400 square meters. In addition, there will be 1,200 square meters for offices, social rooms and other usable space on intermediate levels. The property will be equipped with ten dock levellers and a sectional door at ground level. Parking spaces for 40 cars and two trucks are planned for the outdoor area. Completion is planned for the second quarter of 2026.
