BEOS Logistics breaks ground for huge logistics center
BEOS Logistics has started construction of the "Duisburg North" logistics property at the Rhine-Lippe port of DeltaPort Niederrheinhäfen in Wesel with a symbolic ground-breaking ceremony. The new 86,000 square meter building is due to be ready for occupancy by summer 2023 and will have a fossil-free energy supply.
BEOS Logistics, a joint venture founded in 2020 by Swiss Life Asset Managers, Ingo Steves and Stephan Bone-Winkel, is marking the start of construction on its first logistics property with a symbolic ground-breaking ceremony. The investor-developer is building a logistics property with a total area of 86,000 square meters at the Rhine-Lippe port in Wesel, north of Duisburg, for the global logistics service provider Rhenus. BEOS Logistics has taken over the site from the port association DeltaPort Niederrheinhäfen. List Bau Nordhorn is the general contractor responsible for carrying out the construction work. Completion is planned for summer 2023.
"This large and modern logistics facility is a new development in the Rhine-Ruhr region that impresses with its ideal site conditions and attractive port location and also sets the highest standards in terms of environmental protection and energy standards," emphasizes Ingo Steves, Managing Partner of BEOS Logistics, with regard to the promising development pipeline in European logistics regions with Swiss Life Asset Managers. "After a very quick approval phase, we are delighted to be able to give the go-ahead for the construction of our first logistics center today and thank the authorities for their excellent cooperation," says Alexander Schmid, Head of Development BEOS Logistics.
One focus is on fossil-free energy supply using geothermal energy, a photovoltaic system and a heat pump. In addition, BREEAM Excellent certification is being sought for the property and extensive investments are also being made in sustainability. Andreas Stolte, Managing Director of the DeltaPort port association, expressed his satisfaction: "We are delighted with this innovative and future-oriented settlement, which is exactly in line with DeltaPort's sustainability strategy."
The property is being built on a 165,000 square meter greenfield site. At 81,400 square meters, the majority of the rental space will be logistics space. There will also be 3,500 square meters of office and social space as well as 1,200 square meters of mezzanine space. In addition to the long-term lease to the single tenant Rhenus, the space is also suitable for dividing into up to ten units for different users. There will also be 37 parking spaces for trucks and 200 parking spaces for cars. "With the new logistics property, we are strengthening our presence in the Lower Rhine region and further expanding our close-knit network of locations. We would like to thank our partners for their excellent cooperation," says Andreas Mayer, a member of the Management Board at Rhenus Warehousing Solutions Deutschland.
The area is not only convincing due to its direct connection to the Rhine-Lippe port, but also because of its good connection to the B8 federal highway and the logistically important A3 highway. The proximity to the ports of Amsterdam, Rotterdam and Antwerp also makes the region a hub for international goods traffic. At the same time, the location offers access to the Ruhr area and the Cologne/Bonn region. "The establishment of BEOS Logistics speaks for the attractiveness of the Wesel district as a business location and gives a further boost to the DeltaPort port network," says Ingo Brohl, District Administrator of the Wesel district.
