Warehouse real estate in Germany - developments and trends

Munich, 29.03.2016 - According to the latest data from the Bundesbank, prices for commercial real estate have been rising steadily for around ten years. This is partly due to the rise in construction prices for new properties and the shortage of available commercial space, but also to the favorable economic trend, which is providing additional impetus to the market for warehouse and logistics properties.
However, there is still a wide disparity in price levels between and within the individual regions of Germany. There are also major differences due to location. Proximity to the city and airport and an optimal connection to the highway network often increase the price level considerably. Another important criterion for pricing is the condition and furnishings of the property. The possibility of ground-level access via ramps and segment gates has a price-increasing effect, as does the presence of elevator and lifting technology. Another important factor is whether a property is "only" suitable as a simple warehouse or whether it is also suitable for other logistics activities, such as picking and forwarding goods. Multifunctional warehouses that can also be used for production purposes generally have higher purchase and rental prices. The long-term nature of the contract and the divisibility of the property also play a significant role in pricing, with larger properties generally being cheaper than smaller ones in terms of square meters.

Anyone planning to rent or consider buying a warehouse property can often make significant savings by choosing a favorable location. A comparison of suitable properties on the relevant online portals is highly recommended. In many cases - especially for purchases and long-term leases - it is advisable to consult a professional brokerage firm with proven expertise in the commercial real estate market segment. The market for warehouses in the regions of Germany
The highest purchase and rental prices for warehouses have been paid in individual regions of southern Germany for decades. Munich and its surrounding areas (including Freising, Erding and Fürstenfeldbruck) in particular occupy a leading position nationwide with average rents of seven to ten euros net per sqm. This is followed by the greater Stuttgart area (including Esslingen, Leinfelden-Echterdingen, Böblingen and Sindelfingen). The regions close to the border around Karlsruhe, Freiburg/Breisgau and Constance are also expensive, as is the Rhine-Neckar region with Mannheim, Ludwigshafen and Heidelberg, where net rents averaging five to seven euros per square meter are achieved. The Rhine-Main area around Frankfurt/Main, including the Mainz/Wiesbaden region, achieves a similar price level. Warehouse rents are slightly cheaper in the greater Nuremberg/Fürth/Erlangen area and in the Augsburg and Ingolstadt regions. In the Rhineland, monthly rents are highest in the Düsseldorf/Cologne/Bonn/Aachen area at an average of five to six euros, while in the Ruhr area (Essen/Duisburg/Bochum/Dortmund) rents are barely more than five euros net. Prices are even lower in the northern part of the Ruhr region (Oberhausen/Bottrop/Gelsenkirchen). In northern Germany, the highest rents for storage space are achieved in Hamburg at an average of five to seven euros, while average rents in the Berlin, Leipzig/Halle and Dresden regions are ten to twenty percent lower.
