Topping-out ceremony for logistics property near Würzburg

Work on the building shell is in full swing and the roof structure is about to be installed: Garbe Industrial Real Estate is developing a logistics center with an area of around 16,000 square metres in Rüdenhausen, around 35 kilometers east of Würzburg. The company is investing around 25 million euros together with its joint venture partner BentallGreenOak (BGO). Four months after the start of construction, the topping-out ceremony has now been celebrated.

The new building in the district of Kitzingen is being constructed on an approximately 31,000 square meter site of a former nursery. Garbe Industrial Real Estate acquired the brownfield project from Terrae Immobilien GmbH. As co-developer, it created planning law and prepared the construction site. To do this, old buildings and foundations first had to be demolished. The ground was then extensively remediated. "By revitalizing this area, which is no longer in use, we are raising valuable land reserves without sealing additional areas and creating new settlement potential for companies and employees," explains Adrian Zellner, member of the management board of Garbe Industrial Real Estate.

Medium-sized companies as a target group

The new building is primarily aimed at medium-sized companies looking for warehouse and logistics space with good transport connections in the Würzburg economic region. The property is located on the edge of the market town in the immediate vicinity of the A3 motorway, which connects the site to Frankfurt am Main to the west and Nuremberg to the east. The Wiesentheid junction is only one kilometer away and can be reached without driving through the town.

Focus on sustainability

The new building will be realized in accordance with current ESG criteria; Garbe Industrial Real Estate is aiming for certification for the property in accordance with the Gold Standard of the German Sustainable Building Council. To generate renewable energy, the roof of the property will be pre-equipped for the installation of a photovoltaic system. Another part of the roof is to be greened. The building is to be heated using air heat pumps. In order to provide a habitat for local fauna, the outdoor area will not only provide breeding opportunities for various bird species, but also bat roosts. Further bat roosts and nesting boxes for swifts will be built on the building façade.

Garbe Industrial Real Estate is planning another logistics center with a total area of around 19,000 square meters in the Franconian market town of Rüdenhausen. Construction is set to begin in the third quarter of this year.
