Energy supply for extensive brownfield project: Panattoni relies on enercity
Panattoni Deutschland has brought enercity on board to supply energy to one of the largest inner-city brownfield projects currently underway in northern Germany. In addition to the electrical development of the Panattoni Campus Hannover Zentrum, the energy service provider is also providing the connection to the municipal district heating and water network.
The site network for the new logistics and business park includes the charging infrastructure for around 100 electric vehicles and a photovoltaic system on the 80,000 m² roof area - one of the most powerful and largest rooftop PV systems in northern Germany with a peak output of 9 MW. "Together with enercity, we are embarking on the energy transition," says Fred-Markus Bohne, Managing Partner of Panattoni Germany and Austria. "With the Panattoni Campus Hannover Zentrum, we are setting new standards for the realization of sustainable real estate projects. Both companies share the conviction that economic success and environmental compatibility are not opposites, but mutually dependent."
Around 100,000 m² of usable space for industry, logistics and commerce
The Panattoni Campus in the heart of Lower Saxony's capital consists of two City Dock buildings with a total of 18 units, a new build-to-suit building for the company Nexans and modern logistics and production areas. Around 40% of the approximately 168,000 m² industrial site on the Mittelland Canal is currently complete. The final construction work of the first 40,0000 m² construction phase should also be completed by the end of the year. The anchor tenant Nexans already moved into its hall in July. Buildings 2, 5 and 6 are currently being completed. In the second construction phase, buildings 3 and 4 will be completed by the end of 2025 after the remaining demolition work. The flexible, modular design will create a total of 100,000 m² of usable space on the campus for a wide range of industrial, logistics and commercial requirements.

Aiming for DGNB Gold certification
As part of the Panattoni Green Building concept, the project developer is aiming for DGNB Gold certification. In addition to the photovoltaic system, the sustainability measures include increased thermal insulation, fossil-free heating through district heating and a smart metering system. The well-being of future employees will also be taken care of with sports and recreational facilities on the site. To ensure adequate noise protection for the adjacent properties and the allotments on the other side of the Mittelland Canal, Panattoni is building a 6 m high and 600 m long green noise barrier.
