The transaction consists of the purchase of a brand new logistics building and the purchase of additional development space. The initial transaction value exceeds 150 million euros. The multinational fashion group Mango, headquartered north of Barcelona, will lease back the logistics park from VGP for 30 years. The construction of one of the most modern logistics centers in Europe with an initial rental area of around 180,000 m² is currently being completed and is expected to be fully operational in 2017. The Mango building offers the opportunity to develop further rental space of around 80,000 m² over the coming years. Once completed, the Mango logistics center will offer around 260,000 m² of warehouse and office space. In addition to the Mango building, VGP is acquiring a further 150,000 m² of building land; this will enable VGP to develop a total of more than 100,000 m² of new lettable space for other potential tenants in the near future.

VGP Group

The VGP Group(www.vgpparks.eu) builds, plans and develops commercial real estate for semi-industrial use with the associated office buildings for its own account and for the account of its joint venture VGP European Logistics. The completed properties are let on long-term leases. VGP has its own team that manages all activities of the fully integrated business model: from the search for and acquisition of land to the conceptualization and design of the project, including supervision of construction work, contracts with potential tenants and property management, including facility management. VGP is listed on Euronext in Brussels and the Main Market of the Prague Stock Exchange.

The VGP Park Mango is equipped with the latest technology and robotic logistics and can process 75,000 clothing units per hour by optimizing all logistics processes. This center will supply Mango's network of more than 2,200 retail stores in 110 countries.

The CEO of VGP, Jan Van Geet, says: "We are very pleased to enter into a long-term partnership with Mango. Mango has a long history in Spain and has decided to supply its entire network from here. This is a special logistical challenge. We are happy to support the company with a logistics center that can provide all the necessary structures and tools. At the same time, the acquired additional development area will allow VGP to develop further buildings in a prime location in Barcelona." Daniel López, Executive Vice-President at Mango, adds: "VGP is the perfect partner for Mango thanks to its many years of experience as an investor and developer of industrial and logistics parks. In this win-win situation, both partners focus on their respective core competencies."

Intra says: Noble be the garment...

Talking about logistics real estate can make your eyes glaze over: Project volumes in the three-digit million range are not uncommon here. Is that why the suits and costumes worn by their owners at the Expo Real trade fair are a touch more elegant than at our logistics trade fairs, for example? That reminds me, I urgently need to go shopping again! Because as long as I don't know what's new, I don't know what I might need, do I?

En passant: Preserving the environment

During the construction phase, all of the soil excavated during the construction work was used within the complex in such a way as to minimize disposal and transport costs. In addition, the completed park will have a system for rainwater management and will continue to use this. Part of the development includes a 10,000 m³ mill pond, which promotes biodiversity and small habitats according to technical criteria, and 395,000 m² of green space with native trees and other plants with low water requirements. Finally, there is a lighting management system with individual regulation and low-energy luminaires.
