Pioneering property on an old site in Hagen
On the site of a former stone factory, real estate developer Panattoni is planning a modern area with a new commercial property.
A Panattoni Park with high third-party usability is being created in close cooperation with the local authority. The site covers almost 121,000 square meters, where dolomite rock was processed into cladding for coke and steel blast furnaces for more than 100 years. Of this, 43,000 square meters are a disused stockpile and 78,000 square meters are now being used for construction. The new building will create 35,000 square meters of logistics and industrial space, 1,800 square meters of office and social space and 2,700 square meters of warehouse space, as well as 130 car and 13 truck parking spaces. The revitalization of the brownfield requires a complete demolition and new construction. Panattoni attaches particular importance to sustainability in the new building.
The project developer is aiming for certification to at least the DGNB Gold standard. The extensive package of environmental and social measures includes the installation of photovoltaic systems on the roofs and the use of rainwater. A well-being area will be created on site for future employees. Panattoni is also focusing on a nature-oriented design of the outdoor facilities. The piped oil mill stream, which runs through the site, will be opened up and renaturalized. A wildflower meadow and nesting boxes not only beautify the landscape, but also make an important contribution to preserving biodiversity. In addition, a façade color in keeping with the landscape and a good integration into the relief ensure that the property blends in well with its surroundings. The building application was submitted at the end of 2023. Construction is due to start in the second quarter of 2024. Completion is scheduled for the first quarter of 2025.
